Placement takes 4 steps and typically 2–4 weeks from listing to signed lease. You approve the tenant; we do everything else.
Market & show
We photograph the property, price it against live Calgary comparables, list it on the major rental platforms, and run every showing ourselves.
Screen every applicant
Each applicant passes a 5-point screen: credit check, employment verification, income verification, previous landlord references, and government ID confirmation.
Sign the lease
We prepare a lease compliant with Alberta’s Residential Tenancies Act, collect the security deposit and first month’s rent, and complete the mandatory move-in inspection report.
Hand over
You receive the signed lease, the screening file, the inspection report, and the keys-exchanged confirmation. From there, the tenancy is yours to run.

Yes. Tenant placement is a one-time service that ends when the lease is signed — you manage the tenancy afterwards. Full management is ongoing: rent collection, maintenance, inspections, and reporting. Many owners start with placement and upgrade later; the placement fee is credited if you do.
