Marketing & showings
We photograph the property, price it against current Calgary comparables, list it on the major rental platforms, and run every showing. Good marketing shortens vacancy — and vacancy is the biggest cost in this business.
Tenant screening

What types of rental properties do you manage?
We manage detached houses, townhomes, duplexes, rental condos, and small multi-family buildings across Calgary. Furnished executive rentals are managed under our Airbnb and short-term rental service.
How do you handle problem tenants?
We follow the Residential Tenancies Act process: documented communication first, formal notice second, and RTDRS (Residential Tenancy Dispute Resolution Service) filing if it comes to that. Rigorous screening up front means we rarely get there.
Do I have to use your contractors for repairs?
No. You can keep your preferred plumber or electrician on file, and we’ll dispatch them first. Either way, you see the real invoice — we don’t add a percentage on top of maintenance work.
What happens if my tenant stops paying rent?
We contact the tenant the day rent is missed, serve the appropriate RTA notice, and start the RTDRS process if payment isn’t made. You’re kept informed at every step, and we handle the paperwork and the hearing preparation.
Can you take over mid-tenancy from another manager or from me?
Yes. Mid-tenancy takeovers are routine: we transfer the file, reconcile the deposit, notify the tenant in writing, and complete a condition inspection. Most takeovers finish within 30 days.
