What our commercial management service covers

Commercial management covers 6 areas of work. Each one protects either your income stream or your asset value — usually both.

Lease administration

Critical dates, renewal options, escalation clauses, and tenant obligations — tracked and actioned on time. A missed renewal notice on a commercial lease is a 5-figure mistake.

CAM & operating cost reconciliation

We budget common area maintenance costs, bill tenants accurately through the year, and deliver clean year-end reconciliations that don’t turn into tenant disputes.

Rent collection & financials

Base rent, operating costs, and percentage rent collected on schedule, with monthly statements per property and per tenant. Arrears get a same-week escalation process.

Building maintenance & trades

HVAC, roofing, parking lots, and unit fit-up repairs handled by qualified trades at real invoice prices. Our trades background keeps quotes honest and buildings tenant-ready.

Vendor & contract management

Snow removal, landscaping, janitorial, security, waste — tendered competitively, supervised properly, and re-bid when pricing drifts from market.

Vacancy & leasing support

We prepare vacant units for showing, coordinate with your leasing broker, and keep downtime short. Empty bays don’t pay operating costs.

Commercial management is a numbers business

Residential management is about people; commercial management is about contracts. A commercial lease contains dozens of negotiated specifics — recovery caps, exclusive-use clauses, renewal windows, escalation schedules — and every one of them is money. Our job is to know your leases cold and administer them precisely, so nothing leaks: not a missed escalation, not an unbilled recovery, not a renewal option that lapses in silence.

The operating side is where our trades background pays for itself. Commercial buildings carry real mechanical systems — RTUs, boilers, sprinklers, parkades — and service contracts on those systems drift expensive when nobody technical is watching. We know Calgary market pricing for the work, tender it competitively, and re-bid when vendors get comfortable.

You get monthly reporting built for an investor, not a filing cabinet: income against budget, arrears with action taken, operating costs against recovery, and a capital picture you can plan around. Year-end CAM reconciliations go out accurate and defensible, which keeps tenants paying without friction.

Commercial property management in Calgary — FAQ

How much does commercial property management cost in Calgary?

Commercial property management in Calgary typically costs 3–6% of gross rental income, depending on property type, tenant count, and scope. Single-tenant NNN buildings sit at the low end; multi-tenant retail with heavy CAM activity sits higher. We quote a fixed structure after reviewing the rent roll.

What types of commercial property do you manage?

We manage retail plazas, standalone retail, small office buildings, and light industrial properties across Calgary. Mixed-use buildings with residential above commercial are also in scope — we run both sides under one agreement.

What is CAM reconciliation?

CAM reconciliation is the year-end true-up between the operating costs tenants paid in estimated monthly installments and the costs the property actually incurred. Done accurately, it recovers your money without disputes. Done sloppily, it becomes a fight with every tenant. It’s a core part of our service.

Do you handle triple-net (NNN) leases?

Yes. Most Calgary commercial leases are triple-net, where tenants pay their share of property taxes, insurance, and maintenance on top of base rent. We administer the recoveries, track the caps and exclusions each lease negotiated, and bill accordingly.

Can you take over a commercial property mid-lease?

Yes. We onboard the rent roll, lease abstracts, vendor contracts, and operating budgets, then notify tenants of the management change. Takeovers typically complete within 30–60 days without interrupting collections.
